A kitchen remodel for the way Ventnor homes are used now
A lot of Ventnor houses were built when the kitchen was a closed-off room at the back of the house. Today the same homes host family all summer, and more owners live here year-round. The kitchen remodel we are asked for most in Ventnor is the same one: take down the wall, open the kitchen to the living room, add an island, and find more storage.
Ventnor sits between Atlantic City and Margate, with homes on both sides of Ventnor Avenue, beachfront condo buildings near the boardwalk and a quieter mix of houses in Ventnor Heights on the bay side. Each of those layouts calls for a different plan, so the first walk-through is about the house, not a catalog.
Recent work in Ventnor
We recently completed a full renovation of a Ventnor home, including three bathrooms with high-end vanities and Kohler fixtures, and high-end luxury vinyl flooring throughout. Whole-house projects like that let the kitchen, floors and baths share one look instead of being updated piece by piece.

What we look for in an older Ventnor kitchen
Opening a wall in an older shore house usually means checking what the wall carries and what runs through it before anything comes down. We also look at the electrical service, since a new kitchen with an island, recessed lights and modern appliances asks more of a panel than the original kitchen did.
For materials, we steer Ventnor clients toward plywood-box cabinets rather than particleboard, quartz counters and porcelain tile, because salt air and long winters with the heat turned down are hard on cheaper materials. We size the range hood for the cooktop and duct it outside.

In Ventnor’s beachfront condo buildings, the association sets the rules: approvals, certificates of insurance, elevator reservations and working hours. We handle that paperwork with the building manager before work starts. See our condo renovation page for how that works, or browse everything we do in Ventnor.
Common questions
What does a kitchen remodel cost in Ventnor, NJ?
Most kitchen remodels we quote fall between $25,000 and $100,000, depending on size, layout changes, cabinet line and countertop material. Opening walls and moving plumbing add to the cost; keeping the layout keeps it lower. A free walk-through gets you a written number.
Can you take down the wall between my kitchen and living room?
Often, yes. We check what the wall supports and what runs through it first. If it carries load, the opening needs a properly sized beam, and that work needs a permit through Ventnor City’s construction office, which we handle.
How long will my Ventnor kitchen be out of commission?
Plan on 6 to 8 weeks of on-site work once cabinets and counters arrive, plus cabinet lead time before work starts. If you live in Ventnor year-round, we can talk through a temporary kitchen setup at the walk-through.
Do you renovate kitchens in Ventnor condo buildings?
Yes. We coordinate approvals, insurance certificates, elevator use and working hours with the association before work begins.
Does a flood zone affect my Ventnor kitchen remodel?
It can. Much of Ventnor sits in a FEMA flood zone. If a renovation’s cost reaches 50% of the home’s market value, FEMA’s substantial improvement rule can require bringing the whole house up to current flood standards, including elevation. A single-room remodel rarely reaches that line, but whole-home projects can. Ventnor City’s construction office and floodplain administrator make the call, so ask about it at your free walk-through.
Can you remodel my Ventnor kitchen while I’m away?
Yes. Many of our clients own second homes and are not here during the work. Jim sends photo and video updates and can walk you through the job on FaceTime.
