What our projects cost
These are the ranges for the work we quote most. Every project is priced in writing after a free walk-through, but this tells you what to plan for.
| Project | Typical cost | Time on site |
|---|---|---|
| Kitchen remodel | $25,000 to $100,000 | 6 to 8 weeks, after cabinets and counters arrive |
| Bathroom remodel | $15,000 to $35,000 | 2 to 4 weeks, after vanity, tile and glass arrive |
| Flooring and tile | $7 to $25 per square foot, installed | 1 to 6 days |
| Interior painting | $400 to $1,000 per room | Varies with the number of rooms |
| Drywall repair | $500 to $2,500 | 1 to 5 days |
What moves the price
- Kitchens: the size, whether the layout changes, the cabinet line and the countertop material.
- Bathrooms: the size, tile choice, shower glass and whether plumbing moves. A tub-to-shower conversion on its own is a smaller job than a full remodel.
- Flooring: the material, the square footage and whether the subfloor needs repair first.
- Painting: room size, ceiling height, trim and how much patching the walls need.
- Drywall: the size of the repair, ceiling height and whether we paint the full wall after.
Why condo renovations cost more than the same work in a house
In a high-rise, part of the job is the building itself. Work happens only in approved hours. Materials come up and debris goes down through a reserved service elevator. The association requires certificates of insurance, and many require sound underlayment under hard floors. Plumbing that runs through a concrete slab limits how far drains can move. None of this is unusual, but it adds time, and an estimate that ignores it will grow later. Our condo contractor guide lists the questions that expose an incomplete bid.
Should you renovate a condo before selling?
It depends on the unit. A dated kitchen or bathroom, worn floors and tired paint are what buyers notice first, and fresh paint and flooring are the lowest-cost changes with the most visible effect. A full gut renovation right before a sale is harder to earn back. Talk to your real estate agent about what buyers in your building expect, and we will price the options so you can compare.
